What is Thermography?

Thermography is a non-invasive diagnostic method, based on object surface temperature detection. The infrared (IR) radiation emitted from an object is recorded and visualized in the form of a temperature distribution map. The resulting image, known as a “thermogram”, can be used to determine; structural defects, electrical faults, mechanical faults, physiological changes in people & animals, and much more.

Why You Need a Home Inspection

Having a home inspection is a crucial step in the process of buying or selling a home. Here are several reasons why a home inspection is important:

  1. Identifying Issues: A professional home inspector can identify potential problems or issues with the property that may not be obvious to the untrained eye. This can include structural issues, electrical problems, plumbing issues, and more.

  2. Negotiation Power: The inspection report can be used as a tool for negotiation. If the inspection reveals significant problems, the buyer may have the opportunity to negotiate with the seller to either lower the sale price or have the issues addressed before closing.

  3. Budget Planning: Knowing the condition of the property helps buyers plan for future expenses. If there are repairs or maintenance issues, buyers can budget for these costs and prioritize them based on the inspector’s recommendations.

  4. Safety Concerns: A home inspection can uncover safety issues such as faulty wiring, mold, or other hazards that may pose a risk to the occupants. Addressing these concerns is crucial for the well-being of those living in the home.

  5. Peace of Mind: For both buyers and sellers, a home inspection provides peace of mind. Buyers can feel more confident about their purchase, knowing they are aware of the property’s condition. Sellers can be assured that they have disclosed any known issues, reducing the likelihood of post-sale disputes.

  6. Insurance Purposes: Some insurance companies may require a home inspection before providing coverage. Knowing the condition of the property can help determine the appropriate coverage and premiums.

  7. Future Planning: Understanding the condition of the home allows homeowners to plan for future renovations or improvements. It provides valuable information for long-term maintenance and upgrades.

  8. Legal Protection: In some cases, a home inspection can provide legal protection. If a significant issue is discovered after the sale that was not disclosed, the inspection report can be used as evidence in legal proceedings.

In summary, a home inspection is a valuable investment that can save you money, provide peace of mind, and help ensure that you are making an informed decision when buying or selling a home. It is a proactive step in the real estate process that can uncover potential problems and allow for informed decision-making.
