Inspection Costs

Single Residential Home Inspection = $449.00
Inspection includes exterior inspection of home and landscaping around home. This includes decks, sidewalks, drainage, window wells, roof, windows, gutters and downspouts.
The inspection of the interior of the home includes, inspecting all systems; heating, cooling, water supply, drains, ducts and electrical.

During the inspection we open all doors and windows and test all kitchen and bathroom fixtures.

We inspect your attic for signs of moisture, lack of ventilation, proper and adequate insulation coverage and look for vermiculite or asbestos insulation.

Special Inspections

Century Homes – These are homes with Cement and Rock foundations are a flat fee of $499.00

Homes with an extra kitchen – $50.00

Out Buildings or Separate Garage – $50.00

Hot Tub inspection – $50.00

Swimming Pool inspection – $50.00

Thermal Imaging Scan – $129.00  (Free with Home Inspection)

WETT Certified Inspection –  Only $100.00 with Home Inspection

Warranties When Buying a Home

The standard Agreement of Purchase and Sale for a resale home used by real estate agents, the OREA form 100, does not contain any warranties in regards to a physical condition of real estate property, except for a very limited warranty related to ureaformeldahyde insulation. Consequently, there are no explicit warranties given by a seller to a purchaser when it comes to the condition of real estate property, unless such warranties are negotiated and added into an Agreement of Purchase and Sale, which is very rare.

In addition to the terms written in the Agreement of Purchase and Sale, in Ontario there is a long standing law that a buyer gets the property in “As Is” condition. This includes not just a physical condition of the home but also of all chattels and fixtures, such as furnace, water heaters and appliances. There are no warranties under the law that the buyer can rely on.
